What Is Guaranteed Rent?

We provide a Guaranteed Rent programme created to give landlords a smooth and worry-free experience. You receive payment on the same date every month, regardless of missed rent or vacant periods. With more than a decade of expertise, we remove the concern of late payments, rental shortfalls, and tenant complications.

Our approach includes leasing your property for a term of two to five years, paying you even when the property is unoccupied, and delivering complete management with no management fees or hidden charges. We take care of routine inspections, complimentary inventory, electrical and gas safety compliance, EPC arrangements, and property improvements between tenancies.

Additional advantages include the option for rent in advance, securing the highest achievable rental value, and round-the-clock maintenance with free minor repairs.

In response to the risks associated with Assured Shorthold Tenancies (ASTs) under evolving legislation such as the Renters’ Rights Act, our scheme provides a secure alternative. By entering a Corporate Lease Agreement for up to five years, we becomes your tenant rather than the occupier.

This commercial arrangement, contracted with a regulated company, legally circumvents AST complexities and new tenant rights legislation, ensuring your rental income is protected and offering maximum stability and certainty for your London and Essex property investment.

Guaranteed Rent, also known as Rent to Rent, is a solution created to minimise landlord involvement. We lease your property for an agreed term and then sublet it to occupants on your behalf, taking full responsibility for day-to-day management.

We consider properties of all sizes, with particularly strong demand for one to four bedroom homes. Properties across all London boroughs and surrounding areas are accepted.

Guaranteed Rent offers consistent, secure monthly income, even during vacant periods. This provides long-term financial reassurance and removes uncertainty for landlords.

Our management service ensures full compliance with all relevant landlord obligations and legislation, including gas and electrical safety, energy performance certification, right to rent checks, tenancy deposit protection, the Tenant Fees Act 2019, smoke and carbon monoxide regulations, selective and HMO licensing, the Landlord and Tenant Act 1985, the Housing and Planning Act 2016, the Housing Act 2004, and the Homes (Fitness for Human Habitation) Act 2018.

We prefer to inspect the property before providing a valuation. This allows us to confirm that required standards are met and that the rental value is fully optimised.

If a tenant leaves during the contract term, we arrange all necessary works to restore the property to the required standard. This may include redecoration, professional cleaning, and repairs. Council tax and utility bills are covered while the property is unoccupied.

Once enrolled in our Guaranteed Rent programme, we can carry out both minor repairs and larger refurbishments. Flexible payment plans are available to help spread refurbishment costs.

We work closely with the majority of London boroughs, enabling us to secure the best achievable rental income and let properties efficiently.
